MDRS, PC79 &
Changes to the Unitary Plan.
The Auckland Unitary Plan is undergoing significant changes with the introduction of the Medium Density Residential Standards (MDRS) and Plan Change 79 (PC79).
The MDRS were designed to allow up to three homes of up to three stories on a single lot without requiring resource consent, encouraging housing intensification across Auckland. However, there is uncertainty about the future of the MDRS, as recent political developments may give councils more discretion in deciding whether or not to implement these standards.
Meanwhile, Plan Change 79 (PC79) focuses on transport-related provisions that will affect the design and layout of new developments. Key updates include stricter requirements for pedestrian access, parking, and loading spaces, particularly for developments with ten or more dwellings or those fronting arterial roads. PC79 also includes provisions for future electric vehicle charging infrastructure and enhanced safety measures, such as speed management on accessways.
Both the MDRS and PC79 reflect Auckland’s ongoing efforts to balance housing needs with infrastructure and environmental considerations.
